Delivering a compelling keynote speech

Our National Advisory Director, Liam Carroll, gave a keynote speech at The Urban Developer’s Retirement Living Summit in Brisbane recently. Amongst other things, he spoke about the significant changes that the seniors’ living market is undergoing, as the oldest members of Generation X turn 60 this year. This marks a new demographic shift. Liam noted that developers must start considering the preferences and needs of this generation in their planning, which will likely include a renewed focus on active lifestyles, wellness and technology integration.

This shift coincides with trends of residents entering retirement communities at older ages, driven by the Federal Government’s increased investment in home care services. Home care enables seniors to age in place longer, delaying entry into retirement living which will impact the way the sector designs, constructs, markets, sells and operates its communities.

“By understanding consumer trends and workforce needs, our industry can create vibrant, supportive communities for Australia’s ageing population,” Liam said. “There are massive opportunities for innovation and growth across the sector”.

In conclusion, Liam highlighted the following:

  • Seniors are increasingly looking for lifestyle experiences with wellness and community integration. They prefer communities that offer a continuum of care and support services.
  • There is a growing interest in land lease communities due to their affordability, while retirement living is becoming more boutique and focused on high-end amenities.
  • Changes in regulations, such as those in Victoria, are influencing how retirement villages operate, with a focus on more structured exit processes.
